Rawalpindi issues new update on inherited property transfers

RAWALPINDI: The Deputy Commissioner (DC) of Rawalpindi has ordered that inheritance mutations will not be approved or processed unless the land is properly divided first.

According to a circular issued to Assistant Directors of Land Records and Service Centre Incharges across the district, the DC clearly stated that no inheritance mutation or property transfer should move forward until the Khewats are legally partitioned. This means the land must be officially divided among owners before any inheritance record is changed.

The purpose of this order is to follow proper land record rules and to avoid future disputes, mistakes, or illegal transfers related to inherited property. All concerned officials have been told to strictly follow these instructions. The order will stay in force until further notice.

Officials say this step is part of ongoing efforts to improve land record management and bring more transparency to inheritance-related matters in Rawalpindi.

What Are Khewat and Khasra Numbers?

A Khewat number is given to a large piece of land in a specific area. Within that land, smaller portions are identified by Khasra numbers. These numbers help identify who owns which part of the land.

What Is Inherited Property Mutation?

Inherited property mutation is the official process of transferring property ownership from a deceased person to their legal heirs in government records. This legal update is important for ownership proof and tax matters.

To complete the mutation, heirs usually submit documents like a death certificate, Family Registration Certificate (FRC), CNIC copies, and a succession certificate or Wirasat Nama. A Patwari or revenue officer then updates the land records, making sure all heirs are included to prevent future conflicts.
