Apni Chhat Apna Ghar Scheme 2026 — Rs 3 Million Housing Loan With Flexible Monthly Installments

The Government of Pakistan has introduced new affordable housing initiatives under the “Wazir-e-Azam Apna Ghar Program” and “Apni Chhat Apna Ghar” scheme, aimed at helping low- and middle-income citizens secure housing through easy financing options.

The programs are designed to reduce financial pressure on families by offering housing loans of up to Rs10 million with subsidized interest rates and flexible repayment plans.

Under the scheme, applicants can use the financing to purchase houses, apartments, or plots, or construct homes on their own land. The initiative specifically targets housing units of up to 10 marla and 1,500 square feet apartments, making it suitable for middle- and lower-income households across Pakistan.

The government has fixed the mark-up rate at 5%, significantly lower than standard market rates. Banks will calculate financing using one-year KIBOR plus 3%, while the government covers the remaining subsidy to keep payments affordable.

A key feature of the scheme is the long repayment period of up to 20 years, allowing borrowers to manage monthly installments more comfortably. Additional benefits include no processing fee and no penalty for early repayment.

As an example, Bank Alfalah has shared installment details for a Rs3 million loan under the scheme. Monthly payments vary depending on tenure:

10 years: Rs19,799 per month
15 years: Rs23,724 per month
20 years: Rs31,820 per month

This flexibility allows borrowers to choose repayment options based on their income level and financial capacity.

Officials say the program is expected to boost Pakistan’s housing sector, stimulate construction activity, and address the growing housing shortage in the country.
